Home Stager Consultation and Walk Through Rates
One-Hour Consultation $100
I will meet with you find out your goals and discuss how to maximize your return on investment. I will present our 8-step home staging process. Together, we will walk through the home just like a buyer would. During this process, we will be putting together the important points about your home that will help to make a positive “first impression”. At the conclusion of our walk through, I will present a proposal outlining what will be necessary to ensure a speedy sale at the highest dollar amount for your home. $50.00 credit will go towards any future staging service.
Top Ten Priority Report $150
The “Top Ten” priority report is for homes that are well on their way to being staged and just need a little extra assistance. This is a customized report focusing on the ten most important items the seller should immediately complete to increase both the value and the sale of the home.
“Do It Yourself” Action Plan $250
The “Do it yourself” action plan is an extensive 30 page plan detailing all of the actions a Model Perfect Staging consultation would take to transform your home. This plan includes Vendor recommendations and tips from a HSR certified home stager (up to 2500sq ft).
Half Day Staging $350 (up to 4 hours up to 2000sq ft)
This is for the house that is almost ready to show. We will improve furniture arrangement, placement of pictures and accessories. We will enhance each room, making it warm and inviting thus increasing the emotional connection for the buyer. We will work with what you currently have and incorporate other pieces as needed to further enhance the home for the marketing experience. You will also receive a detailed list of any follow-up work that needs to be completed.
2000-3000 sq feet $450
3000-4500 sq feet $550
4500 and up $650 +
Full Day Staging $650 (up to 8 hours up to 2000sq ft)
This service is for those homes that need a little more attention. We spend a full day making dramatic changes to your home. You won’t believe the total transformation that can occur after just one day. At the end of the day you will have show-ready home, photos for your agents, and pictures of items to purchase so you can to complete the look.

3000-4500 sq feet $850
4500 and up $950 +
New Listings or Open House Staging Weekend $995 (2 Full Days 2000sq ft)
This service is for homes that are just about ready to go on the market. Before your realtor takes those important photos for the MLS. Let us stage your home. Most people shop the MLS prior to going to see the listing in person. Having an open house? This service will make the best first impression possible. We will spend two full days prior to the open house event transforming your home into a buyers dream.
Full Service Staging (Price set on the project)
This is our most popular service. This service is perfect for the homeowner that does not have the time to take on the task of preparing their home for sale. Let us take care of your overcrowding and clutter! Our Full service staging is based on size of the project and budget of the homeowner. Every aspect of the home gets the attention it deserves. Your home will be “Designed to Sell!” We take care of everything from Curb Appeal to furniture placement.
