Florida Home Staging specializes in color consultation, de-cluttering, landscaping recommendations, furniture and decor placement, accessorizing and modernizing the home. At every available opportunity we first use the client's existing furnishings to transform an occupied home. We will provide rental furniture, accessories and artwork to those who have vacant homes. Ultimately our goal is to create a buyer-friendly home with the most 'wow factor' and the least amount of investment for the client

Home Staging Consultation
A consultation is required before any work can be performed in your home, or a report can be written up. An overall assessment of your home will be given, playing up the positive features of your home as well as de-emphasizing the negative features. We will also include verbal suggestions on improving First Impressions, Focal Points, and Flow (this is not an actual Staging session). The walk-through generally lasts from 60 to 90 minutes. This will also include any photos to be taken for the purpose of the proposal and estimate.  Price is determined by the size of home. Consultation Fee Applies.

Do-it-Yourself Written Report
A written report is provided to clients that wish to take the Do-it-Yourself approach. This service is in addition to the 90- minute consultation and will allow us to put all pertinent information together for you. Details of paint color choices, furniture arrangement, décor placement and curb appeal suggestions as well as overall de-cluttering recommendations will be included in this report. This will be a very specific guide outlining the details of where to move or place items through to specific paint chip selections. The homeowner is responsible for the outcome of the project and the purchase of any items included in the staging process. Prices are based on square footage and consultation is included. Occupied Home Consultation
 
We’ll spend 60-90 minutes addressing areas of transformation and begin to create a design plan to truly feature your home in its very best light. Areas to be addressed are curb appeal, de-cluttering, de-personalizing, correct furniture arrangement and accessory placement, balance, as well as ensuring there is a defined purpose for each room and that it coincides with the demographics of your potential buyer.

Occupied Homes
 
Silver~ We will work with the homeowner’s existing furniture and accessories to accomplish the best layout and overall flow for the home. Where required, we’ll make color, de-cluttering, de-personalizing and curb appeal recommendations. We’ll stage all furniture and accessories appropriately to accomplish the look your potential buyer desires.
 
Gold~ We will provide rental furniture and accessories where required should you lack furniture or need to provide a more updated look. Again we’ll make the necessary recommendations as in the silver package. We’ll strategically mix both the rental and your own furniture and accessories to create a warm and inviting home for potential buyers

Vacant Homes/Model Home Design

Gold~ Our partial staging offering will provide you with the necessary rental furniture and accessories for the most important rooms in your home. In addition, the furniture will be arranged in a way that maximizes space and floor plan. We will select décor color, make curb appeal suggestions and we’ll make your house feel like a home for your buyer.
 
Platinum~ Our ‘Model Home’ offering features everything you would expect in a model home showing. Our platinum package boasts full furniture and accessory rental for every room as well as creating a special backyard space. Your potential buyer will feel as though they’ve just stepped into a model home showing, highlighting the very best that your home has to offer.
